We took this house from 1 kitchen and 1 bathroom to 2 kitchens, 3 bathrooms and 5 bedrooms, in 10 weeks from purchase to sale.

What we started with

The previous owner had a go at renovating the downstairs themselves, and it showed. The rear downstairs was a maze with no real layout planning, and the front fence was awkward. Upstairs was tired and needed updating. Once we opened it up we found major termite damage, which had to be stripped back and pulled out before we could rebuild. The house did have a big rear deck upstairs looking over the nature reserve, so the potential was there.

What we did

  • Stripped back and pulled out all the termite-damaged timber.
  • Gutted the downstairs and started again with a proper layout.
  • Stripped out everything upstairs that needed updating.
  • Removed non-structural walls that weren’t needed, opening up the living areas on both levels.
  • Refinished throughout.
  • Built a large bathroom downstairs.
  • Made the most of the rear deck over the nature reserve.
  • Did some light landscaping and restructured the front gate and fencing.
  • Staged the house with furniture for the open homes.

How it turned out

It started with 1 kitchen and 1 bathroom, and now has 2 kitchens, 3 bathrooms and 5 bedrooms. You now get open living upstairs and downstairs, a big downstairs bathroom, a tidy front entry, and a deck you’ll actually want to use. It went from the worst house in the street to the best.

Timeframe

It took 10 weeks from purchase to sale, including the termite repairs.
